Hollywood Beach condos and high-rises come with rules that catch first-time buyers off guard. If you're moving into a building along the Broadwalk, North Beach, or Hollywood Beach Boulevard, most of the friction on moving day is not about the movers — it's about the building. Here's how to line everything up so your move goes through the freight elevator instead of getting turned away at the loading dock.
Book the freight elevator before you book the truck
Almost every Hollywood Beach condo — Ocean Palms, Ocean Marine Yacht Club, Beach Club I/II/III, Trump Hollywood, Quadomain, Renaissance on the Ocean — reserves the freight elevator on a first-come basis and only allows one move per day. If you close on the 15th and don't call the office until the 10th, you may find yourself pushed to the 20th. Call the property manager the day you go under contract and ask for their move-in coordinator. Get the reservation confirmed in writing.
Understand the HOA move window
Most beach buildings limit moves to weekdays between 9 AM and 4 PM (some allow 8 AM–5 PM, a few permit Saturdays with an extra fee). Sundays and major holidays are almost always off-limits. A four-hour weekday window is tight for a three-bedroom, so we typically send a larger crew to a Hollywood Beach move than we would to a comparable house in Emerald Hills — the goal is finishing loading or unloading before the elevator clock runs out.
Get the COI right the first time
Your Certificate of Insurance is what the building requires from your mover before they release the elevator. Every building wants slightly different wording — some require the association listed as an additional insured, some want a specific liability limit ($1M or $2M), some ask for the property management company named separately. Ask the property manager to email you their exact COI template and forward it to your mover at least a week out. If the COI is wrong, the building can (and will) refuse to let the crew work.
Deposits, fees, and elevator pads
Expect a refundable move-in deposit of $250–$500 and a non-refundable move fee of $150–$400. The building typically installs elevator pads and floor protection in the freight elevator and common corridors before your move — but always verify. If pads are your responsibility, we bring them.
Loading dock realities on Hollywood Beach
Buildings along Ocean Drive and A1A have narrow loading zones shared with garbage pickup, deliveries, and rideshare traffic. Some, like the older Diplomat-area buildings, don't have a real loading dock at all — you're double-parked on a side street and the crew is walking your furniture 60–100 feet to a service door. Our crews plan for this by:
- Arriving with a smaller 20-foot truck instead of a 26-footer for the tightest lots
- Bringing extra padded 4-wheel dollies for the longer carry
- Coordinating arrival time to avoid the 3–5 PM trash pickup window on many streets
What we ask you to do the week before
- Confirm your elevator time in writing with the property manager
- Forward the COI template to us so we can issue the certificate 48 hours before the move
- Pay the building move fee so nothing holds up dock access
- Warn your neighbors if you're on a low floor near the freight elevator — you'll build goodwill you'll need later
- Reserve two parking spaces for our truck if the building requires it, or check whether the loading dock is exclusive during your window
The buildings we move into most weeks
Between Hollywood Beach and neighboring Hallandale, we regularly work in Ocean Palms, Beach Club, Trump Hollywood, Quadomain, Sea Air Towers, Ocean Marine Yacht Club, Renaissance on the Ocean, Malaga Towers, and The Beach Club at Hallandale. Because we already have current COIs on file with many of these properties, we can often turn the paperwork around in 24 hours.
The short version
A Hollywood Beach condo move goes smoothly when three things are locked in a week ahead: your freight-elevator reservation, your building-specific COI, and your move-in deposit and fee. Handle those and moving day itself becomes the easy part — which is exactly the position you want to be in when you're also trying to remember where your coffee maker is packed.
